Organic foods have become more and more popular over the past couple decades. Even though its usually significantly more expensive, people still fork out the money. I’ve always assumed that most people do it for the health benefits. But lately there has been a growing market for clothing made from organically grown cotton. Obviously people aren’t buying these clothes for their health, unless they misunderstood what a ‘high-fiber diet’ means.

So, obviously the implications of organically grown cotton isn’t geared towards the body as much as it is geared towards the Earth. Organically grown cotton essentially refers to the way the cotton is grown and manufactured. Eco-friendly farmers try to find ways to limit the kinds of harmful chemicals that are put into the ground. Once those chemicals mix in with the soil, it effects future vegetation and animal life for years and years to come. The chemicals also find their way down into the water table (our natural fresh water supply deep down under the soil).

Substituting Chemicals with Brains

Instead of the lazy mainstream farming model where chemicals are used to maximize on profits, organic farmers substitute chemicals with innovation. Instead of using synthetic fertilizers which over time can throw off the soil’s PH and cause other problems for animals, organic farmers are using natural composting. Instead of pesticides which can throw off the food chain and effect larger animals, organic farmers are introducing beneficial insects and predators, and also using insect traps to pin-point a very small area for insect control. Instead of using harmful herbicides, organic farmers are coming up with innovative weeding techniques.

Market Driven Activism

The old model of standing on the street with signs just isn’t enough. The smart way to help people become aware of organic cotton is the capitalistic model. Many smart companies are jumping on the coat tails of the Earth-friendly trend. The more we support these farmers by spending money on organically grown cotton, the lower the prices will get and the smaller the human foot print will be on the Earth.

It time again to revisit alternative financing strategies for business owners needing money. Whether your business needs capital to grow, meet payroll, or to just simply survive, there are numerous alternatives for your company when banks so ‘NO’.

Personal loans are no longer viable options for business owners. Banks have tightened their purse strings on personal credit just as they have with business credit. This tightening typically does not have anything to do with the state of your credit or the value of your collateral. But more reflects their past indiscretions with their depositors’ money. Further, most business owners, over the last two or three years, have already encumbered all of their personal assets, leaving nothing of value to collateralize.

The following lists many alternatives that may still be available to your business. These alternatives allow business owners to capitalize on their previous hard work; be it from building relationships with suppliers and other business partners to closing sales and building a strong customer base:

Using Your Business Relationships!

Trade Credit: It never hurts to work with your suppliers. Ask for better terms; either more discounts or longer time for payment. Here you can reduce your overall costs or allow more time to collect money from your customer before payment is due to these suppliers. Now, your suppliers may baulk at this discussion as they are probably feeling the same pinch as you are. However, impress upon them that it does their business no good (short term or long-term) if you go out of business, have to cut back your standard orders, or are forced to find other suppliers who offer better terms.

In conjunction with trade credit, do all that you can to collect your receivables from your customers, as soon as possible. If your suppliers offer you discounts for early payment, offer the same to your customers (just maybe not at the same magnitude) or offer discounts for cash. This allows you to collect payments faster as well as reduce you costs by paying less for the goods you need to run your business. Just remember, in this type of economy, cash is king.

Using The Strength of Your Customers!

Receivables and/or Purchase Orders: If your business has accounts receivables sitting on its book just waiting to be collected, you maybe able to get cash for those assets NOW. It is only natural as raising money for your business is time consuming, time that can hardly be spared in these trying times. But, remember to think about the long term. Do You Need To Invest On The Stock Exchange?

These trends relate to the increasing cost of retirement which in turn is linked to longer life expectancy and the effects of a massive ageing population.

Firstly, as we know, most major employers are moving away from the final-salary pension schemes of old. The promises made by employers are proving to be very expensive to keep and as such, current corporate management is trying to lower or remove this burden.

The second major trend is the devaluing of state retirement benefits. Of course, this differs from country to country, but the trend is for pensioners to receive less, not more benefits.

Whilst the masses appear to be completely unaware of this trend, the clock to retirement age is ticking and each passing month without action is one less in which preparation can be made.

Suddenly, investors need to decide whether they want to focus on alpha or beta. For the lay person, this means either trusting in the skill of an investment management to outperform the market, or, relying on the market and investing passively in an index. This is a very difficult call to make.

Should an investor stick with the more traditional unit linked funds investing on the stock exchange and bond markets, or look to more adventurous areas such as hedge funds, property and commodities? Can an investor protect themselves from the potential swings in the market by diversification?

For those that wish to avoid the complexities and rely on a managed fund, choosing a manager can be hard to do. Even the legendary Bill Miller who had beated the S&P 500 for an incredible 15 consecutive years has just had 2 poor years in a row.

In fact, the average US mutual fund investor averages much lower returns than are possible. This is in part due to the unfortunate habit of private investors to jump onto an investment bandwagon and buy into hot funds at the top of the market. Some studies suggest that this causes most investors to earn a massive five percent less each year than the S&P 500 index.

Such mistakes are primarily due to a lack of understanding. Private investors often lack economic, business, political, financial or stock exchange knowledge – and this can prove to be very expensive. This – of course – is understandable. Not everyone has the desire or capacity to become an expert in economics or geopolitics. And yet, this is what these changes essentially require. At the most extreme, this may prove to be the difference between a prosperous or a poor old age.

All these things really prove is that the private investor needs to understand the stock exchange and it’s workings more and more – and that an ever greater number of people need to become private investors. This will be a massive change in how individuals are responsible for their own affairs.

Tax Deductions – A Result of Cost Segregation

Tax reduction and tax deferral are the primary benefits of obtaining a cost segregation study. Income taxes are a substantial burden for most real estate investors. Tax deductions help with this burden. While some level of taxation is necessary, it is both inappropriate and imprudent to pay more than your fair share.

Income tax is based on net profit or taxable income. The basic formula for calculating taxable income is revenue less expenses (tax deductions). Expenses can include both direct payments to third parties (labor, rent, supplies, etc.) and non-cash deduction. The primary non-cash deductions are depreciation and amortization. Tax reduction (tax cuts) are a direct result of increasing tax deductions.

The tax deduction benefit real estate owners gain from cost segregation is a higher level of depreciation. This non-cash tax deduction reduces taxable income and income taxes. For example, if the amount of depreciation increased by $100,000 (as result of a cost segregation study), taxable income would decrease by $100,000, and the owner experiences a $35,000 reduction in taxes (based on 35% tax rate).

Most real estate owners depreciate real estate based upon splitting the cost basis between land and improvements. The property owner or tax preparer typically estimates the portion for the land and attributes the balance to long-life improvements. Long-life improvements depreciate over 27.5 years for rental residential property and 39 years for commercial property

While this simplistic method is lawful, it cheats the real estate owner of tax deductions. A cost segregation study identifies up to 130 short-life components. (Cost segregation is different than component depreciation, which was available until the early 1908s. However, the result of both is to increase depreciation and tax deductions during the early years of ownership.) These short-life components typically comprise 20-50% of the improvement cost basis and are depreciated over 5 years (20.0% per year), 7 years (14.29% per year) and 15 years (6.67% per year).

Depreciation effectively changes the character of income from ordinary income to capital gains income. While the maximum income tax rate for ordinary income is 35%, the maximum rate for capital gains is 15% (less than half the ordinary income tax). This affects substantial income tax reduction.

Increasing depreciation also affects deferral of payment of income taxes. Instead of paying taxes (at the ordinary income tax rate) in the year income is earned, taxes are paid (at the capital gain rate) in the year the property is sold. Cost segregation effectively generates an interest free loan (until the property is sold) and reduces the tax rate (from 35% to 15%).

Cost segregation produces tax deductions and reduces federal income taxes across the country and in every size market. Below are just a few examples of where cost segregation generates meaningful tax deductions.

Christmas is responsible for more waste and consumption than any other holiday. A truly useful or environment friendly gift that provide some convenience or financial benefits is a better ecological choice. At the same time, you can help alleviate the guilt you might feel during this period of high consumption and travel activities. Here is a brief list of frugal and environmentally sound ideas to inspire you.

For the homeowner – A thermostat control that automatically turns the heat down at night; low flow showerhead attachment; draft cozy (placed in front of doors to prevent drafts) and tubes of caulking or weather stripping. Dimmer switches, compact fluorescent bulbs (CFL’s) or hot water tank and hot water pipe insulation kits are also excellent ideas. Yellow CFL’s are perfect for exterior lighting because they attract fewer insects. Consider making an eco-package combining some of these items for the homeowner.

For the gardener – A subscription to an organic gardening magazine or a membership to a seed organization is always an interesting gift idea. Press Release Checklist – Are You Doing These 5 Things Correctly?

Press releases let you use the media to draw attention to your business, which makes it more credible in the eyes of the public. Consider five easy tips on how to make your press release great.

Proper Format: All of your press releases should be written in the proper format. Your goal should be to give you and your business a professional air. You will need to review your press release, checking spelling, grammar, and punctuation before sending it to any media source.

Writing Clearly and Pointedly: Since most media outlets receive a steady stream of press releases, they do not have time to read long ones. No press release should be more than two pages in length. In order to keep your press release at this size, your writing needs to be clear and pointed, answering the most important questions: who, what, where, when, why, and how.

Emphasize Benefits to the Reader: Your press release should encourage readers to do something. Depending on the situation, you might tell them to check out your website, visit the grand opening of your new store, or attend your special event. Your writing should emphasize the benefits that your reader will receive by taking part in whatever it is that your press release is promoting. Instead of just writing a straightforward advertisement, make potential customers see what’s in it for them.

For example, a press release about a new food processor needs to tell readers more than the simple facts that the new product is more compact than older models. Make customers see the benefits they will derive from purchasing it by wording it differently. You could say, “The compact size of our new food processor will let customers maximize counter space while chopping up foods with just as much power as previous models.” This tells your reader why they need to buy your product.

Keep the Mood Interesting: You need to write in a style that will make readers excited about your product. Dress up the facts in an effort to keep things interesting for your readers. With the above food processor example, you can tell customers that “the new compact, counter-saving model will be in stores this spring, just when you’ll need it to chop up fresh veggies to make the perfect summer salad” instead of simply stating “the new food processor will be available in the spring.”

Keep Your Target Customer in Mind: Always remember who your target customers are while you write and submit your press releases. This will also help you to determine what information should be in your press release and which media sources you should submit it to.

You wouldn’t, for example, submit a press release about a children’s health event to a newspaper’s travel editor, since this will not help you get your information to your target audience.

How to Avoid Being a Victim of a Liar

Although honesty is generally taught as the best policy, I would propose that it is the only policy to follow in 99% of cases. The other 1% could be called “white lies.” How are you to know the difference, that is, when someone is telling the whole truth as opposed to a white lie? Here are some tips that will help you spot a liar.

There was an old Hollywood movie starring Charles Bronson as a buffalo hunter and Will Sampson as an Indian Chief. They are in a cave together, hunting the same killer white buffalo, when they engage in a conversation about truth. Bronson, known to the Indians as “the shooter” because he is a skilled hunter, has his version of the truth and the Chief has his. The Chief asks – “Tell me Shooter, what is the true truth?” I ask you the same question. For me, the true truth is the whole truth, no shading. What is it for you?

As we go about our interaction with each other, the white lie is employed more than any other form of communication with those closest to us. We are more apt to shade the truth in order to avoid hurt feelings or, when we know a person really well, we tell a white lie because we know they really don’t want the true truth. They have their version of the true truth and that’s the version they want to hear.

When we deal with strangers, telling a lie is easy because we likely will never see them again but what about that stranger we may see again? You need to decide if what you are lying about is worth what you will gain as opposed to the potential consequences if your lie is discovered. It is a personal decision. You need to be realistic with yourself. It is easy to become a compulsive liar and ruin your life. Under what circumstances are you willing to risk damaging relationships, reputation, and future opportunities. Ask yourself. Do the benefits of telling the lie outweigh the risks?

For example: A teen boy tells his parents he’s going to the movies with a friend but he’s really going to a concert with his girlfriend. Logically, the parents are going to ask what the movie was about and if he enjoyed it. Now, beforehand, the teen could Google a summary of what was in the movie; along with the climax so he can be ready for the questions. Such a young man may not consider the consequences if he is caught in the lie. He does not realize that his parents will be emotionally hurt by his lie and will take a long time before ever trusting him again. His lie has destroyed the parent-child relationship for a long time to come.

Telemarketing has taught us that it’s relatively easy to lie to someone over the phone because the sense of personal connection is very small. You can’t see them; they can’t see you. As a result, you are less likely to feel guilty and, therefore, give visual clues that you may be deviating from your normal behavior. If you were closer to the person physically, you would have a greater personal connection. Consequently, you would be more likely to reveal, in some way, that you are engaging in deceptive behavior.

The same reasoning applies to being close to a person psychologically. If you try to lie to your girlfriend or boyfriend, there are numerous psychological pressures. For example, you’ll think about what happens if you get caught, feel guilty about lying to someone you care about and it will be more difficult to focus on mimicking your normal behavior. This phenomenon is often called “liars’ remorse,” and it’s usually what people are talking about when they say a liar “wants to get caught.” Those closest to us know when we are lying and when we are shading the truth a bit.

Most strangers will not have a clue if you are an accomplished liar. It takes years, by the way, to develop a liar’s mentality. An amateur liar will not look you right in the eye when lying. They may touch their head with their hand, or hold their palms up as they spin the lie. These are both giveaways. An accomplished liar does the opposite. They look you in the eye, their hands at their side. An amateur liar will use the strongest adjectives and a voice level that are above normal pitch and speed. A friend of mine says – “I can tell when someone’s lying. They talk faster than I can listen.”

Most professionals employ specific tactics to catch liars. The cops will make small talk with you to establish what your “normal” behaviors are. When they get down to the serious subject matter, they look for cracks in that normal behavior. Polygraph machines work the same way. There are mental and physical drives that can be detected by skilled interviewers, as well as machines.

There are many more subliminal messages people send when lying. Do some research and learn what they are and how to avoid them.

Rudd’s Christmas Bonus – The Gift That Keeps on Giving?

Here’s how I plan to turn the $1,000 per child that the Rudd Government is giving to my family on 8 December, 2008 into a gift that lasts for life.

For those readers who are either not Australian, or who are not aware of the recently-announced financial assistance the Australian Government is offering to families; here is a brief of what is on offer.

The Australian Government, which happens to be in Surplus (given the amount of debt per capita, I am not sure what this is a Surplus “of”…), announced recently that if you have children and you fall within the “Family Benefits Tax A” bracket, then to help ‘boost’ the economy, the Australian Government is offering families a cash payment of $1,000 per child, to be paid on 8th December 2008.

There is a whole swag of other payments being made right across the country to Age Pensioners, Disability Pensioners, Carers, and others, on the same day. The media had a field day, rejoicing in the announcement, saying that families will be able to spend this on Christmas presents and will boost Christmas sales and the economy. People everywhere are plotting how they will spend the unexpected booty.

Not me! I have bigger ideas than that and will actually be applying the cash handout to remedying – at least within my own family – the underlying cause that’s behind this whole sorry mess in the first place.

That is to say, I will be putting this money to work. I will use it to create more money for my children, which will, in turn, be reinvested to create recurring incomes, from a number of sources.

What’s more, I have found a way to do this in a risk-free environment – outside of the stock market, and outside of the property market – yet which allows me to invest small amounts in carefully selected businesses by purchasing their products and receiving profit-share from sales. More on this in a minute.

First off, I will open a bank account in each child’s name to accept their windfalls and start their Investment/Savings plans for the future.

Of the $1,000 each receives, I will put into action what every Investment book out there tells me to do. Invest 10% of all money received into growing more money.

So, $100 per child will be invested and put to work using the strategies set out in the free book “How To Let Your Money Make More Money Online… While You Are Busy Doing Other Things,” by Taylor Adams.

This has taught me exactly how to use subscriptions to online companies from just $5 per month as profit-generating investments. The money I pay is to my own subscription account, in return for which, I receive the product I subscribe to, along with a profit-share in the form of commission income. How cool is that?

$100 will more than cover a 12-month subscription to my children’s first Investment. So I can just pay the annual amount and not even have to think about it for the next 12 months.

All of this I have already had set up in my own name for some time, and know from my own experiences that it works a treat. So I will simply create a subscription in each of the kids’ names, and basically set them up for life.

There is a reinvestment strategy for when income reaches successive levels that will pay for a series of additional investments from profits, one after another. It’s so easy.

MBA just lets me know when my profits are sufficient to add the next investment position. I then take a look at it, and if I like it, I commence reinvesting in that one too. So far I have 8 different investment vehicles at various stages of development, from well established to very new. It’ll be fun teaching the kids how to do this as they grow.

Sometimes I still am amazed that for as little as $5 per month I can set my kids up for life in this way. And anyone can do it.

So what am I going to do with Kevin Rudd’s Christmas bonus – the $1,000 per child ‘windfall’ that the Australian Government has given to my family…??

I will teach my children how to invest just 10% of that money. I will show them how to purchase their “Money Tree seedlings” – an annual subscription to an online gardening club; which costs just $5 per month and pays out 90% of its subscriptions to its members.

This will dovetail very nicely with the gardening that we are teaching them in our own suburban backyard, where they now have a thriving worm farm and lush crops of organic fruits and vegetables.

I will teach them how to set up their online money processor which will collect their commissions, and pay their subscriptions from profits when renewal time comes around next year.
