Plus, of course, it has the lowest cost of living in Europe!

But of course it’s exactly this magical quality that you need to beware of when it comes to buying property! It’s fatally easy to fall in love with a house that’s bathed in sunshine, with a sensational view, and let all common sense fly out of the window – as thousands of British buyers have discovered to their cost. Stranded with no property and no money, many are wishing they had never heard of Spain.

So if you are serious, you need to understand how to buy property in Spain in a way that will enhance your lifestyle, and won’t leave you out of pocket. Here are ten suggestions to point you in the right direction.

  1. Once you have chosen an area, book into an hotel for some days and explore. Ideally, do this at the least attractive time of year weatherwise. Pretend you are a journalist and try to find as many downsides as you can. If it’s in a resort area, would you fancy it when most vacationers have gone home? If it’s in a rural location, would you feel cut off in the winter months? If one of its attractions is that it’s near an airport, how would you feel if your airline stopped flying to that airport? (This does happen and makes a huge difference to the property’s usefulness as a vacation home.)
  2. This one’s a biggie. Hire an attorney whom you can really trust and who really understands all aspects of Spanish real estate law, including planning/zoning laws. Your consulate may be able to provide you a list of recommended attorneys. Do you know how many people have been left bankrupt, with their dreams in shreds, because they didn’t check planning regulations? Either they didn’t check that they had full title to the land, or they failed to ensure that the property they were buying was legally built on that land. If this happens, the authorities will simply demolish the property, leaving you with nothing. And this has happened to plenty of people.
  3. Remember also that in parts of Spain, even if the property is legally built on the land, the authorities can take back the land if they decide they want it for municipal development. And there is nothing you can do about it. This is known by English speakers as the “land-grab” and has happened, for instance, in areas of Valencia including the Costa Blanca. Although this was declared illegal under European law, many foreign property owners are still threatened with loss of their property. So do take very clear and thorough legal advice before proceeding.
  4. Before you start your search for a property, write down your budget and keep looking at it. In the Spanish sunshine, after a few glasses of Rioja, it is easy to be seduced by a gorgeous property that you really can’t afford. Be clear about your budget and stick to it.
  5. When you have started in earnest on your property search, view the properties as often as you wish. If any owner wants to restrict you to a single viewing, walk away. Be careful to check such details as telephone connections, and broadband if this is important to you. After your initial viewing, plenty of questions will occur to you so write them down before next time. Try to visit in different weather conditions and at different times of day.
  6. For financing, the easiest way to raise a mortgage is often by going to a Spanish bank. You can usually get up to 80 percent of the purchase price that way. Alternatively, you may prefer to re-finance your existing property.
  7. Don’t forget that in Spain there are initial charges that have to be paid up front. These include transfer tax, stamp duty, fees to the notary public, and name changes to the deed. You should allow about 10 percent of the purchase price to cover these.
  8. When you have finally got to the point of purchasing your property, the first thing you do is sign a “reservation” agreement. This means the vendor has to withdraw the property from the market. Once the lawyer’s search is complete, you and the vendor sign the “sale and purchase” contract. This is legally binding and all the details of the property have to be correctly entered.
  9. On completion day, you and the vendor, both with your lawyers, attend the office of the notary public to sign the final contracts. The process is now complete.
  10. Relax with a glass of wine (or three) and enjoy your new property!

These tips about how to buy a property in Spain should ensure that the process goes smoothly – and that you don’t fall into any of the pitfalls which many expatriates have encountered. Just make sure that you have covered all the legalities, that you can trust your lawyer/attorney, and that all the paperwork is correctly filed. It seems a hassle at the time. Known as one of the most beautiful stretches of beach in Playa Del Carmen, Playa Tukan is also well-known for its lively beach club atmosphere. This is a great spot to relax and enjoy Playa Del Carmen’s laid-back beach atmosphere. Playa Tukan is located at Avenida Constituyentes in Playa del Carmen.

Mamitas Beach

The Mamitas partnership has beautiful covered beach beds, beach volleyball, excellent beach access, great tunes, and a restaurant and bar on site. Shangri-La Beach

Shangri-La Beach is a wonderful family beach. It is not very crowded with people, the sand is soft and the ocean at Shangri-La is very calm. There is not loud music or wild crowds at this beach, so if you are looking for rest and relaxation and some Mexican sun, this is the beach for you. The Shangri-La Beach is located at Avenida 38.

Coco Beach

This is a very quiet beach, somehow isolated from the main area in town but close enough to walk there. Waves are not very strong in this area, and the water is relatively shallow. You can also do some snorkeling at Coco Beach. Coco Beach is located at Avenida Andres Quintana Roo in Playa del Carmen.

Tulum Beach

The Tulum Beach is the absolute most beautiful beach on this world! The water is so clear and turquoise blue and the sand is very white and powdery. Now, you are in a much more secluded area than the other beaches mentioned above. The Playa del Carmen beaches have many more people on them with lots more happening. Tulum Beach is located 1 hour south of Playa del Carmen by car or bus on highway 307. It is worth the drive!!!

31 Simple Ways to Save Money

Day 1:
Promise this month that you will use every drop of shampoo, conditioner, soap, deodorant, and moisturizer in your house before you buy any more. See if you can last an entire month with the inventory you already have on hand.

Day 2:
When you’re ready to throw out your toothpaste, squeeze, flatten, press hard to get just 1 or 2 more uses from the tube.

Day 3:
Have friends over for dinner this weekend instead of eating out. Each month rotate who will host the dinner party.

Day 4:
If you are dissatisfied with the service or product you recently purchase, send a complaint letter. Oftentimes, the company will send you an apology with some sort of coupon or certificate.

Day 5:
Plant a garden this year and have fresh vegetables this summer.

Day 6:
If you are considering a car purchase, think fuel efficiency. A vehicle that gets 30 miles per gallon (MPG) will cost you $450 less to fuel each year than one that gets 20 MPG (assuming 12,000 miles of driving annually and a fuel cost of $2.60). If you own your car for at least 5 years, the more efficient MPG car will save you $2250 in gasoline.

Day 7:
Shop differently at the grocery stores. Most stores have attractive sales that bring you in the door in the hopes that you’ll end up buying other items that are regular price. This is referred to as a “loss leader.” Buy the loss leaders in bulk and freeze what you don’t use. If you eat pasta sauce regularly and the store has them on a great sale, buy four of them. You’ll use them if they are in your pantry.

Day 8:
Stop using your local ATM machine. Most grocery and drug stores, gas stations, and convenient stores now allow you to get cash back from your purchase. Don’t give away $1.50-$3.00 to use your local machine.

Day 9:
Round up the cost of your purchase. As you work your budget use whole dollars and drop of the cents. For example, if something cost you $9.70, list it as $10.00. Over the course of the month you will have created a little slush fund that can be set aside for savings.

Day 10:
Eat a big breakfast meal for dinner. When you’re so busy in the morning it’s rare you ever get a real breakfast. Why not have pancakes and omelets for dinner instead?

Day 11:
Keep foods that store well at your workplace. Examples include oatmeal, cream of wheat, soup, and protein bars (that you bought on sale!). This stash of food will come in handy when you are tempted to go to the vending machine.

Day 12:
Bring your lunch to work – 1 day a week

Shampoo your own carpets this season

Day 14:
If you bought an item at regular price and it goes on sale within 30 days, call the store to ask what their policy is on reimbursing you the difference. More often than not, they will give you the sale price!

Instead of buying a new tool, gadget, or piece of equipment, ask you neighbor to borrow theirs. Be a good neighbor and return it when you’re done.

New Tax Law Changes

Tax laws change around year end just in time to take advantage of year end planning. This year is no exception. Congress has been busy making new laws that may affect your tax bill when you file your tax return in 2006. Some taxpayers will benefit from these new laws. Inflation adjustments for personal exemptions have increased, as well as standard itemized deductions, tax bracket adjustments, and annual gift tax exemption.

One of the most favorable law changes affecting most taxpayers is the new automatic extension for taxpayers who cannot file their tax returns by the April 15th deadline. The new law became effective in November, 2005 for returns filed in 2006. Prior law gave the taxpayer an automatic extension of four months after the April 15th deadline or August 15th. If the taxpayer needed more time to file after August 15th, they could file for another extension but needed a good reason. The IRS also had to accept that reason and grant the second extension. The new law does away with the second extension and allows an automatic six month extension or until October 15th. The new automatic six month extension does not require a reason to extend. As always, the extension is for additional time to fill. All taxes owed at the time of extension should be paid.

Laws that affect the victims of hurricane Katrina have dominated this year. The IRS was set up to handle registration calls of victims of Katrina for FEMA. If anyone had to call the IRS this past summer and fall, they meet with long hold times and overworked IRS agents. There are a number of tax law provisions that have been enacted to help the victims of Katrina get back to a normal life. If these people had retirement plans, laws were relaxed to help them obtain loans from the retirement plans. Deadlines to file and pay taxes were set to February 28, 2006 for victims of Katrina. Anyone that has been affected by either hurricane Katrina, Rita or Wilma are urged to seek help from the IRS or other organizations who have aligned themselves with the IRS volunteering time to give them free assistance with their tax questions.

Taxpayers who use their personal vehicle for work either as an employee or in their own business and use the standard mileage rate will receive tax benefits from the increase of the standard mileage rate due to increased fuel prices. The mileage rate for the first eight months of 2005 will be 40.5 cents per business miles and 48.5 cents per business miles driven the last four months of 2005 when gasoline was topping $3.00 a gallon during the hurricane season. Starting in January 2006, the optional standard mileage rate will be 44.5 cents per business mile driven. Medical mileage was also adjusted.
