How Can A Merchant Cash Advance Help A Smart Business Owner

Thursday, November 13th, 2008

Merchant cash advances help business owner’s open doors for better types of funding opportunities. The business cash advance industry is climbing at a continuous rate. This ever increasing growth is because traditional bank loans are not meeting the demands of small business owners.

Business cash advances are a unique funding method. It’s a purchase of future credit card sales, not a loan, so we have to use specific language consistent with purchase of future credit card sales, like payback rate and discount rate instead of commonly used interest rate on bank loans. Merchant cash advances are a lot like factoring but are based on a sale that hasn’t happened just yet.

A business cash advance lender gives business owners a sum of cash advance up front. In exchange, the business owner agrees to pay back the principal amount plus the fee, by giving the lender a daily percentage of their visa and master card sales until the payback is completed.

The daily payback percentage won’t be higher than 10% of daily gross sales, the daily percentage is based on the monthly credit cards sales volume and the amount of cash advance required. The payback time-frame is structured for a 6-9 months term, but it’s not fixed, and there won’t be any penalties if it takes longer.

Business owners usually must switch the credit card processor because the advance is paid back automatically as a percentage of each batch’s proceeds, but the rates will be the same if not better. Just a small number of merchant cash advance lenders don’t require the merchant to change their credit card processors company. Most time this won’t be a problem at all since the rates will be matched.

Business cash advances differ a lot from the traditional bank funding programs. In essence a merchant cash advance lender purchases a small percentage of future Master Card and Visa sales, and the business owner pays back this as a daily percentage of such sales.

Obtaining cash from the bank can be difficult for most business owners, but particularly retail businesses, restaurants, store franchisees or seasonal businesses. These merchants mostly use credit card processing, making a merchant cash advance program a great funding opportunity for them.

What are some of the benefits?

The money is available much faster than it is with a bank loan. Unsecured merchant cash advances are specially a great option for retail and restaurant merchants, not only because these types of businesses can hardly be funded by the traditional bank, but also because of the immediate liquidity and simple process.

Many merchant cash advance lenders advertise that the money will be available in as fast as 10 days, and unlike a bank loan that have a fixed interest rate, as the amount due and due date are fixed each month, no matter if your sales drop. Instead, with a merchant cash advance the payback comes from future credit card receivables, not straining your business cash flow.
Fast merchant cash advance programs are cash flow friendly, during seasonally slow periods specially.

Traditional bank loans require a fixed set of payments every month, whether the business has made a sale or not. But if you choose a merchant cash advance, payments are calculated as a percentage of credit card sales, and if the sales are growing, the re-payment could be quicker, but if the business owner experiences some interruption or sales drop in the business, the payments will drop with it.

Another great advantage of a merchant cash advance, is that the business owner won’t risk he’s personal assets, because there’s no collateral required.

Finding the Perfect Real Estate Investment Opportunity Basic 101

Saturday, November 1st, 2008

‘Seek and ye shall find’. Yes, yes, that’s all well and good, but how does one go about seeking, huh?

You may have assembled the bucks but have as yet no idea whatsoever as tax how you are to go about finding the property of your dreams. Don’t worry, we’re here to help. To fully understand how to find the perfect investment opportunity, in terms of real tax you need to start off by looking at what the ‘pros’ do and then applying their techniques to your situation.

Hence, you need to first pay close attention the listing service. By this we mean the list of properties that are posted by realtors in your area as well as those posted by real estate groups. In addition, you also need to make tax mistakes part of your daily reading, the listings provided in local newspapers and magazines. Usually, the free magazines you find in coffee shops and restaurants are ideal for this purpose.

Meanwhile, you will also want to lookout for FSBO (pronounced ‘fizz-boe) properties, i.e. the ‘for sale by owner’ properties. Usually, you can get a great deal on such properties as the owner is himself trying to save money by avoiding the middlemen. Hence, it is highly recommended that you try calling back the owner or better yet, go and meet him/her, as not only will this help in your learning curve, but you might just find the deal of your dreams.

Next, you need to distinguish between the two types of listings available and thus, use each listing to gain the maximum possible benefit from it. Active listings will provide you with a list of properties that are available for sale. If you find a property to your liking in this list, make sure to carry out the required follow-up, such as calling the owner or the realtor, seeing the property and so on.

However, more importantly, you also need to review the closed/expired listings on a regular basis. To the novice investor, reviewing the expired listings might seem pointless, but as any real estate expert will tell you, expired listings have a lot to offer. For those unaware of what expired listings are, expired listings refer to those properties which have not sold while the original listing has expired. Why these listings become important is, firstly because the same property may be listed again at a later date, or better yet, the owner may be giving up hope. Hence, these properties can be attained at a lower price if the investor has it in him to pursue them. If you like a property in the expired listing, then try and find out why the property hasn’t sold thus far and whether you can overcome the obstacle which dissuaded other investors.

In addition to the property listings, you also have another option at your disposal in the form of the local tax assessor. Almost always these tax assessors will keep detailed record of properties in their local community. As most of these professionals hold county level positions, contacting them becomes a non-issue. Moreover, you can even search online as some tax assessors tend to publish their information online.

Hence, you can see that a world of options is open to you if you choose to go on the hunt for your dream property. Remember, as always, that if you keep your eyes and ears open at all times, you will sooner rather than later succeed.

Disney Cruise Vacations – Entertainment For the Entire Family

Sunday, October 26th, 2008

Thinking about taking the family on a cruise vacation but you don’t know where to go or what cruise line to travel with? Then consider taking one of the Disney cruises. Disney waves its magic wand and offers you phenomenal attention to detail on their custom-built ships.

Who Are These Cruises For?

Don’t think that Disney World cruises are only for families with young children. They’re great for children of all ages, be they eight or eighty, because the sleek ships are beautiful to behold and there’s a wide variety of activities onboard for everyone. Disney Cruise Line is both elegant and family friendly.

Realistically, when you think of Disney you do think of children. And if you have kids, they will have a ball on a Disney cruise because they will be constantly engaged in games and activities. They will always be occupied in a fun and interesting way.

And when children are safe and secure and having fun, their parents can relax and enjoy themselves. Mom and dad can just kick back and enjoy some well-deserved rest, or they can participate in activities and take pleasure in the entertainment designed specifically for adults.

On top of that, there’s a huge variety of activities that the whole family can participate in which will make a lifetime of memories.

The Disney Ships

With only two ships, the Disney Cruise Line is one of the smallest cruise companies. But they’re reputed to be magnificent vessels that live up to the Disney name. Christened Disney Wonder and Disney Magic, they were both built to high and rigorous standards and have the art-deco flair of ocean liners that sailed the seven seas in the 1920s.

In early 2007, Disney released the news that it had signed a letter of intent with Germany’s Meyer Werft to build two new significantly larger ships to help meet the demand for this well-liked cruise line.

Disney’s ships offer unique touches and innovations that make their cruises highly desirable. For example, guests are rotated through a series of restaurants during every cruise. That way both the surroundings and the food are unique every day. In addition, specialty restaurants are optionally available.

Oversized Cabins

One of the great things about going on a Disney cruise is that you will enjoy large, luxurious cabins with a bath-and-a-half. The cabins are about 25% larger than what you would stay in on other cruise lines.

And, over 70% of the cabins have either a veranda or a porthole so you can gaze out at the ocean while you’re cruising to the Bahamas, the Mexican Riviera, or enjoying one of the Disney World Caribbean cruises.

Activities Galore

When you’re on a Disney cruise you might feel like you’re at a theme park. Both ships have four different theme restaurants, a retail shopping pavilion, a movie theater, and a Broadway-style theater that offers live entertainment for the adults.

Plus, there’s a spa that’s over 9,000 square feet, three swimming pools, and over 15,000 square feet of space that is totally devoted to entertaining the children.

Cape Canaveral is Disney’s home port. Being only about one hour from Disney World, many families fly into nearby Orlando and combine the cruise with a visit to Disney World.

5 Ways to Save Money

Monday, October 13th, 2008

In this day and age of prices on just about everything running wild, everyone is looking for ways to save money. With rising gas prices, the cost on food is also climbing. Milk used to be considered a necessity in a household. Now it is more of a luxury with prices being between $4 and $5 a gallon. You may notice that a gallon of milk is about the same price as a gallon of gas now. This is not a coincidence. You may also see fresh fruit and vegetables becoming more expensive.

Here you will find 5 ways to save money, especially if you have a medium to large size family.

1. Coupon Clipping: This is an idea that was once used all the time by nearly every family. It may have gone out of style a bit with the introduction of generic and store brand items, but many families are finding that coupons are still a great way to save at the checkout counter. There are some people who form a Coupon Clipping Club. They meet once a week to trade coupons they have clipped.

2. Instant Milk: While this may not be the best tasting stuff in the world, it can be used to cook and bake with. All it takes is water and the dry instant milk mix. This is a great way to stretch your milk each week, while using the homogenized milk for drinking.

3. Fruit and Vegetable Stands: In most parts of the country, you will find little stands set up on the side of the road with fresh fruit and vegetables for sale. These are grown by the people selling them and are, by far, much cheaper than the produce you find in grocery stores. You can nearly always find some great deals at these little stands, and the produce is always much fresher than that bought in stores.

4. Alternative Transportation: Most people have grown too accustomed to the luxury of driving or riding everywhere they go. With the currently outrageous gas prices, now is the time to re-discover walking and bike riding. If you only have a few blocks to go, and the weather permits, try walking to your destination. Riding a bicycle is also a great alternative to using your vehicle. The exercise is great, and you will see that even this small change in your routine will help save at the gas pumps.

5. Less Fast Food: While we all enjoy a bit of a treat now and then, too many people tend to race to the fast food restaurants for lunch, dinner, and even breakfast. You will notice just how quickly this money can add up. For people on the go, there are many ways to prepare something for breakfast the night before, as well as making your own lunch even if you work outside the home. For busy lifestyles, there are crock pots which will do the cooking for you while you are away.

You may have thought of some of these 5 ways to save money already, but just are too rushed, stressed or tired to try them. In this very fast paced word we live in, that is totally understandable. However, make a deal with yourself. Try these suggestions for just one week. At the end of the week, add up how much money you saved. You may be surprised.
